REST 81A Legal Aspects of Real Estate 3.00 Units
This dynamic course covers California law and how it affects the real estate industry. The role of the law is covered from before the San Francisco earthquake of 1906 to the current modern day technology-driven world. Some of the topics reviewed are: water rights, air rights, oil & gas ownership, neighboring property owner disputes, fiduciary agent duties, foreclosure, California Department of Real Estate (DRE) regulation of agents, CERCLA, liens and California coastal environmental laws. The Residential Real Estate Financing course is an excellent introduction to the process of acquiring a loan to purchase a home or investment real estate property. This course will introduce the student to the different factors involved in securing a property loan and the requirements for receiving a low interest rate, along with the importance of a good credit rating and FICA score.
